This is a comprehensive marketing system that I have created in order to reach the most buyers for your home.  It is highly effective with proven results and using these steps will help you get more money in less time for your home.

Advertise on the Internet / Social Media

Most buyers are turning to the internet and social media platforms to get information about homes for sale.  If your home is not properly advertised on the right sites you will miss out on a lot of buyers.  You would assume all real estate agents do this, but surprisingly a lot do not.  I will market your home on social media and up to 900 different real estate websites like Zillow, Trulia, and more.  Having this type of marketing gives your home maximum exposure to today's buyers.

Professional Photography

Pictures are a critical aspect to marketing your home. A buyer's first impression usually happens when they see it online. I will hire a professional photographer to do a custom photo shoot of your home. These pictures will trigger an emotional connection and create an interest to see your home. This will make your home stand out from other listings.

Email other Realtors

I will do an email campaign that will send out thousands of emails to agents in the area. The email system I use is not just a bunch of words that gets quickly deleted. I use a special email system that is able to send pictures and specific information to describe your home in a professional and appealing layout.

Realtor to Realtor Networking

I will make an announcement at our weekly meeting to all the agents in our office. Most buyers work with Realtors so it is very important to network with them so they can let their buyers know about your home.

Realtor's Tours

I will notify agents in the surrounding area and invite them to an agent only open house. These types of open houses are done on Tuesday mornings typically between 11:00 - 1:00. Having this type of open house allows agents to preview your home, give feedback, and notify the buyers they are working with about your home.

Electronic Lock Box

I will use an electronic lock box to allow other agents to show your property. This type of lock box registers who went into your house and at what time. Using this provides extra security for your home and family.

Open Houses

I will conduct Open Houses and allow potential buyers to see the inside of your home and form an emotional attachment.

Home Staging

How your home shows is extremely important. If your home is staged correctly, it will sell faster and net you thousands of dollars more. I have proven staging techniques that help your home looks its best and make buyers want to pay a higher price for your home.

Market Analysis

It is extremely important to price your home accurately. If you price it too high, you will scare buyers away. If you price it too low, you could lose out on some money. The housing market is constantly changing and there are many factors that determine the value of a home. For Sale Sign

I will post a for sale sign in front of your home to notify and attract the public. The Coldwell Banker sign is professional, recognizable, and known as a reputable company that buyers and real estate agents feel comfortable working with.

Multiple Listing Service

I will place pictures and information about your home on the Multiple Listing Service (MLS). This exposes your house to thousands of Realtors and allows them to get all the necessary information about your home instantly.

Negotiate & Represent You

After the home has been shown and a potential buyer submits an offer I will review all of the legal documents with you. I will explain, advise, and answer all of your questions so you fully understand and feel confident about your options. I will then negotiate on your behalf to help you receive the most money and best possible terms for your home.

Constant Communication

Communication is something that I consider of high importance. You will be able to reach me on my cell phones and by email. I will promptly address any questions or concerns you might have. I will also provide a weekly report of the activity and feedback on your home so you are kept well informed throughout the whole process.
